3 Things Sell A Home
1. LOCATION - The more desirable the location the higher price a seller can command. Scarcity, as in lack of supply of available homes in a particular area for sale, also increases the price.
2. CONDITION - Depending on condition, age and finishes of other homes similar to yours this any effect pricing- especially if selling in “as is” condition with little to no repairs. Adversely, condition may increase price if it has been updated or if recent improvements have been made. A good question to ask: is it move in ready or does it need work?
3. PRICE - The most sensitive if the three areas. Pricing it right is probably the most important aspect of selling a property. Within the first 2-3 weeks you will know if the property is priced right as that is when most activity will be buzzing around the newest house on the market. If it’s quiet or when it begins to get quiet without an offer or many showings a price adjustment may be needed. If selling “as is” adjust for repair costs or provide or consider and an allowance and list lower than comparable properties that have recently sold to substitute for repair costs or compare return on investment to make the repairs or other improvements.
The only factor of the 3 that nothing much can be dome about is Location, as we can’t change where it is, but we can change the perception of where it is in how we market and present it. This along with the other two factors: Condition and Price, are within our control and all 3 factors work together when determining Price.
Bonus Factor: RECENT PROPERTIES SOLD - Looking at similar homes sold within the last 6 months in the best way to determine where you should list your home and how fast it might sell. This is closely related to conducting a Comparative Market Analysis (CMA) which is covered in Pricing it Right.
